I would call them on it and say we got your rent today, verbally remind them when it is due and that there is a late fee.

However, we were driven and kept reminding ourselves of the bigger picture and goal. 

She has called my mother twice to let her know she has sold the house but both times she was talking about two different houses.You gentlemen have kindly reminded me that I need to do more homework.

@Edward Burns You reminded me of another slice of money... reserves.Your bank will ask that you have reserves of at least 3, and probably 6, months of cash that could be used to pay for BOTH your home and your investment property.

Another idea is to use alerts with internet banking that can serve as great prompts and reminders.

Kind of reminds me of what Bob Hope once said, "A bank is a place that will lend you money if you can prove that you don't need it."
