I purchased a few foreclosures to flip in 2013/2014 with marginal success and am looking to stop reading and actually beginning to build a portfolio of rentals.

So I kind of have a special situation here, and after reading the occupancy req's for VA loans am still a little confused.

My reading of the rules and regulations led me to believe that the government is trying to force ground rents out of the picture.

I read pro-formas all the time that try to juice the descriptions of the property.

I haven't yet ventured into my first investment property but I've been reading up and researching properties in my area based on what I'm learning.
