Doing an exchange is all about getting into a bit better position - either financially or mentally/free time.

REI was always a bit nervewracking to me (I always jumped to the "what if" mentality when I'd think about being a landlord), and as a result missed out on the super low rate environment of the last several years, instead investing my cash into the stock market (took quite a beating this past year!).

If you pick the worst choice among all choices you'll still be fine.I understand being your first property you want to do everything right and not make any mistakes, but the mental energy and capacity your allocating to this decision would be much better served getting your property rent ready, creating an amazing listing, creating a rock solid lease, and thoroughly vetting your tenants. 

We had the mentality "I am sure there credit is bad so why bother checking."

I would prioritize finding an accountant who specializes in real estate taxation over one that is local.There are 20+ accountants on this message board who specialize in real estate taxation.

@Emillio Henry I think adding bedrooms is the only thing you should prioritize.

I also believe in the abundance mentality and finding that in common within this community is one of my favorite aspects!

So I'm mentally more inclined to take risks than most landlords are. 

It's not a "low-cost" option though, so I suppose this is where you would need to prioritize--recycled glass adds a certain wow factor.
