We don't have the luxury to have real estate that makes sense to invest in across the street.  

You can drive around and look for empty houses, overgrown yards, there is a boarded up house across the street from me right this week...Look for For Sale by Owner signs like I have in front of the house I am Selling down by MacDill AFBase.

I had one tell me "see that house across the street, that guy is flipping it, he'll spend less than I will fixing this one up, but mine will be nicer and I'll sell it faster and make more money and provide a higher quality product to the buyer."  

Now negotiating sales price at 300K and he hasn't raised rents for three years.Quad across the street is getting $4450/month in gross rent.

Then renewal fees every year can be a burden but again at this point in one's REI career, the cost is outweighed by the opportunity.For a simple breakdown, here are the pros and consPros: MLS access, not reliant on someone else to see the MLS or to literally go view the property, ability to make money off of it, list your own deals..Cons: Fees (annual and upfront), continuing education of laws and regulation (i.e. time not spent on finding deals), always legally disclosing you're licensed, dealing with brokers taking a %Now, these aren't all the pros and cons but certainly some popular ones.

They might even plant street trees.I would only consider a fourplex because of the road diet project.

I asked a church just across the street from me...they said they didn't have a weekly flyer or pamplet or anything...which I found odd.

We like dark floors with white cabinets - pretty popular in our area at the time.

@Robert MelcherIf I ever needed a PM and you were in my area you would be on the top of my list.I never have a problem putting a tenant on the street but I do struggle with sympathizing with them.
