Personally, I had one experience where my Lender wanted the LLC to be within the state where the property was being purchased.

If you are an individual that had a property loss (including personal property) then use the first link for FEMA.The second link is for business owners…and yes, this includes those of us that have rental properties.

Some of the usual reasons why people would sell to these companies: If there is money owed on the house, the house is in terrible shape, you don't feel like dealing with selling it, or you don't want to pay realtor commissions.

But I don’t think you made your thinking visible to OP that buying in personal name to begin with is the basis for your comment.

On a personal note, I enjoy the conversations I have with noteholders who reply to my marketing, and I enjoy being part of the secondary market which supports seller financing. 

I was thinking of purchasing small multifam 2-4 units with DSCR and using personal loans to cover the 20-25% DP.

., but the average person would just do it on their own. 

We could also go with a private money lender on the $190K - just need to find the person!
