It's the revers that you can't do, put a lower restricted use in a higher restricted zoning area, like putting an office in a housing area.

From my understanding wholesaling works in every market; however there may be restrictions on the state, county, or city levels as to how to go about wholesaling and what strategies of wholesaling you can use (from marketing to contract language, etc.).

We are running numbers both ways, but the non-recourse loan is so restrictive we can only get maybe 1 condo with 40% down and high interest rate, but if we pull it out we can get 2-3 with conventional financing.

I would be cautious with properties in Newark as the city has very restrictive rent control laws.
