Case in point: Governor's Point on the NC coast promoted their lots where the Realtors/Investors allegedly paid cash and flipped the lots numerous times between themselves and bumped the 'comps' from $100k to over $1M each.

It isn't war zone, but it is definitely not what most people in the Metroplex would consider even a "good" neighborhood.I have a great deal of respect and admiration for a couple of the TK companies operating here, and they will manage the issues that come from those neighborhoods, so if you are looking to be entirely passive, it's not a bad bet.

Love the articles on rehabbing, cost cutting, out of state buying, best places to invest, and other such things.But while I find good tips and war stories I enjoy,  the areas of RE that I try to limit in my personal work  (wholesaling and distressed flips in particular) seem to make the headlines, and it's disappointing.
