If it really is no trouble to just move on and find another place, at least get a signed lease termination along with your funds returned so he can't try to hold you to your lease if his sale falls through.

Call your lender and ask them to confirm underwriting has everything they need from you, ask when they will issue final approval and follow up on that.See if the current owner will share their preferred vendors for the property with you - begin to reach out to them and introduce yourself.Have a discussion with your family about what items from the house you'll be taking with you.
