If we have multiple properties, do the properties need to be held under separate LLCs or can they be under 1 LLC? 

I have an HOA for my current residence, and it isn't a lot less but I don't feel the value is anywhere near as much.

I'm currently a payroll manager part time and have done other bookkeeping / management jobs, so it was recommended that maybe I find an investor who is needing help managing their books or payroll. 

It doesn't make sense to me because if I had either of these I wouldn’t need the loan. 

The BRRRR method is definitely NOT the most comfortable way to get started, but it's so worth it and you learn so much along the way.

More time/paper/brain burden than financing with a local bank.Seller needs to have better documentation and cleaner books generally.

If your renting by room, each tenant would need there own individual lease agreement.

As a general rule you need about 20% for a down payment if you are planning on financing the land.

Basically an A/C unit needs to cool to 82 degrees or 20 degrees cooler than the outside temperature.
