As for the rentals, I am learning to look for:- are there similar properties available for rent- have any of their rent recently reduced- overall neighborhood classification- access to stores, major highways etc- schools already in session so may not be lucrative- cash flow and IRR ( I am still figuring out IRR)Kudos for trying to help out friends.

Of course with SFHs you can leverage the experience of a mentor/partner to mitigate the risk factor however, you risk market volatility with regard to your property's value and your cashflow.

I'd encourage you to seek out a larger brokerage that offers strong training opportunities for new agents and try and find a mentor within that brokerage that works more frequently with real estate investors as a supplement to your knowledge.
