I was resistant to a HELOC on this current purchase as well due to the variable rate\ but I ended up using it for this thought process: Lower rate, and I was actually able to lock in at 5.5% (pretty much prime rate) fixed for 10 yrs , amortized over 30yrs, Lower closing costs by far, less restrictions on what I purchase - when I started down the 30yr conventional route, my lender was very scrutinizing and rejected one unique property that would have fit my needs..I support the other suggestions, go local. ixed for 10 years amortized over 20 or 30 years

When the new owner tries to transfer the warranty, they provide a new certificate and downgrade the warranty to 3 yrs when asked to provide the correct warranty they responded, "When they first issued the warranty to the previous owner they sent out the wrong Warranty for that project, I believe they sent the old owner a revised warranty when we noticed we sent the wrong warranty to them.

This allowed me the right to leave after each 2 year period with no further obligation, while also knowing I had a guaranteed space for 6 yrs if I wanted it.
