If I was selling I wouldn’t replace them for a buyer. 1) they work.2) I’d be asking a higher price if I advertised with new ac and water heater, maybe more than they cost to replace because I know how much buyers think they cost.

Banks that advertise keeping your loan in house and not reselling it are ones that do not qualify to resell to fannie/freddie and therefore don't have to meet their seasoning requirements.

After about 3 emails where I asked him basic questions about what I can expect from his material, he will respond back with his audio message, where you can barely hear what he has to say because he mumbles, that you'll have to upgrade to the mentor program (10k) before he'll continue communicating with you.

If they have a community bulletin board, maybe they will let you post a small advertisement to the community.people in trailer parks typically live paycheck-to-paycheck. when they have to move, they can't afford to move the trailer home and they have no idea how to rent it out and manage it.

You should get quotes with a smaller spread.Some difference in cost can come from one company expecting you to supply materials and another supplying their own.Honestly unless you have some higher end fixtures, even 13k seems high without the service in the scope.
