199,000 1150 square ft condo top unit with 20 year old water heater and hvac , one year warranty included , good deal bad deal?

I just replaced an HVAC here for a similar sized unit for 3500. Just figure it in to the price and if the deal still works, it's a good deal. Same for the water heater; here that's about 800.
