But talking to the CPA yesterday afternoon I was sure she told me that since it was a partnership then the income would be taxed as self employment income along with the normal tax rate.  

I'm going to speak to him this afternoon, but I already told him "I can't make these numbers work with ARV and cash flow."

The problem that I see here is that people are lazy and they would likely want you to do some thing for them to help set it up.

Not to sound lazy but Someone else will do all the work for you and if they communicate well (as they should) you can learn a lot along with being involved with folks who have a lot of experience in real estate.
