New kitchen, 600 square feet of tile replaced with hardwood, new vanity tops, lights, door knobs and paint.

The house is two story with two kitchens 4 rooms a great room &1 3/4 bath.

Trivial stuff(cracks in walls, baseboard, kitchen cabinets not closing properly) that basically required a remodel of the units.

Off the top of my head: a drug overdose, a death, walking in on an intruder (2x), catching an intruder on a surveillance camera, pipes freezing and then bursting in cold weather, local prostitutes frequenting my tenants, water line leak to fridge icemaker that destroys a kitchen floor, the list goes on.

You might just have the scrape/wipe the walls, repair a little drywall and paint some areas.I had a tenant set my kitchen on fire in one of my rentals once and it didn't turn out to be that bad. 

This includes replacing all older AC units, updating kitchens with new countertops, paint cabinets, updated light fixtures, including ceiling fans, updated vanities in the downstairs 1/2 bath and a few others odds and ends for the place to look updated.  

I removed the doors for this project to convert to hidden hinges, which i tried xxi hinges that dont require drilling cups in the doors.The boxes and doors got two coats of cabinet rescue, and used a quart and a half for the entire kitchen.

I was also thinking about either redoing the kitchen countertops or the bathroom reason being because I start investing into MFH or multi unit buildings and I was hoping to take the equity out after I do all of this stuff so I can have the money to do it.

I know this area likely won't appreciate much, but the place has a new roof, furnace, HVAC and water heater as well as nicely updated kitchen and bathrooms and almost all new windows.
