You can still utiliize the rental program but then you are paying set up costs which becomes more capital intensive.

Make sure to stress test all of your deals in this current market to be safe!

I don't suggest looking for properties in the MLS as it's full of intense competition but if you have plans to work with on market properties, you should get a license.
