If you are looking for overseas investors and those who buy homes in short-term rental communities, I would suggest marketing specifically towards the tourism industry, through social media, visiting short-term/long-term housing communities, and even reaching out to property management groups. 

Seems like a great spot to rub shoulders with other people in the industry! 

It also sounds like you have a good nose for sniffing-out guru BS 💩As you are aware, the real estate industry is full of gurus that oversell and under-deliver on expensive, half-***, 'push-button' software that's used to up-sell you on their 'mentorship programs' for thousands of dollars. 

This might be a billion dollar Calif industry soon.

Regards to working with multiple agents, agents work exclusively on commission and while we do have geographical preferences, the market is such that one in the Greater Boston area would be able to deliver a satisfactory service to you no matter where you go.

Since it's outside of your main residence it won't qualify if you sell as part of the primary residence exclusion.
