It is fine if he doesn't qualify  under your standards, but just have him on the lease so if they are evicted ect he is also held responsible3) For the air filters, a company I used to work for would hold tenants responsible for this.

Our feeling is that either they know each other well enough to share a bed, or they don't and will either increase the bed requirements of the listing, or will bring an air mattress.

It varies by asset type, air rights, density zoning laws, and parking ratios required.Some developers are ultra conservative with size of building and still see if numbers work.

When you say no AC do you mean it doesn't have a condenser presently or the home was not built with central heat & air

I assume this is hot water and not steam. it probably just needs to be bled again - air can get trapped in the system and continue to show up for awhile at certain radiators. its also possible the water pressure in the system is too low if it is manually controlled and not adjusted after bleeding the radiators. this can impact upper floor radiators.
