Thanks for the insights, we had only considered northern sugarland, but I'll mark it off entirely as commute and schools are my top 2 priorities.

I also purchased some bank notes several years ago and got a great rate on them, right up until the bank exercised their right to re-purchase them (as per the small print) and I got hit with capital gains that year as well as scrambling to find somewhere else to put the funds.  

So for my commercial real clients the best cap rate I can hit in Nevada for a retail strip might be 7.25 where in Georgia it can be in the 8's.

My next goal is to hit the local event.

I'm in Cheyenne WY, love Denver and northern Colorado though.
