For us it was better to keep the mortgage to help build our credit for future deals, but also because we wanted to buy property and get to a specific cash flow.

I could use a 50% down mortgage but I we see that as significantly riskier than a 30% down mortgage since in that situation I would have 20K in cash with which I could make future payments.
