There are plenty of states where it is easy to find cash-flowing properties in landlord-friendly, tax-efficient areas.But, if you want to keep the property, a HELOC is best considered as short-term debt.  

The company does both modular homes built in a factory or build from the ground up.

-Costco, retailers and distributors aren’t taking advantage of distressed sellers....they serve a function in logistics, distributing and getting products from manufacturers to where consumers can buy them and they have to do it in an efficient and cost effective to remain competitive-over 90% of wholesalers will never make a living doing it, so there is no jealousy/envy factor

We get evictions done pretty cheaply due to our volume, and can't imagine a DIY could actually get it done more efficiently.
