In my opinion, the challenge (at least for a conservative investor like myself) is wading through the "junk" to find the few pearls: high quality sponsors and deals.But before jumping into deals and sponsors, I would recommend taking a step back.

I would assume you spent extra money on this mirror so you could attract and keep a quality tennant and would hate to loose out and have to pay to have a vaccancy and find a new tennant.  

CapEx for a fixer-upper will be totally different than it will be for a turnkey, vacancies vary between property types and locations, and repairs depend on the property condition and the quality of the tenants.

They can be an excellent partner!

Excellent neighborhood, good upside potential.

However, Roxbury, Dorchester and parts of Jamaica Plain are excellent areas to buy in now if you want to rehab.

Any of those 4 places will give you quality of life at decent price.

It is easy but there are some tricks/rules if you want it to hold up.Refinishing will be cheaper or equal in cost to installing a new low quality flooring.
