Paint wood floors or cover them?

My husband and I just purchased our 2nd property last week. Out first was a duplex (which we are house hacking) and our newest is a flip property.

The first floor has beautiful, easy to restore hardwood floors. The 2nd floor has wide plank wood floors but they are in a state to be sanded for refinishing (softer wood, more of a rough farmhouse floor look).

My question is, do I paint them or cover them with something else? The 2nd floor has 4 bedrooms and the house and our design theme is very farmhouse chic. So my initial thought was to paint them to look like these rough sawn farmhouse floors on Pinterest, but being my first flip, I wanted to reach out to see what is actually the best “to market” option? What is best for resale?

Thoughts? Experiences?

I would refinish them with stain to match the rest of the house for a uniform look.
