Anyone knows that we are not in the strongest economic setting right now. 

This is purely anecdotal, but I personally have had multiple investor clients in recent months put their searches on hold--perhaps indefinitely--due to interest rates, economic uncertainty, and the losses they've taken in their broader portfolios.

Recession or not, it all comes down to what your unit is doing, the country can economically collapse, but if you still have cash flow, it's not a recession for you.

Is unemployment an early predictor of economic downturn?

Planning and zoning, city council members, economic development board, council of governments, homeless coalitions, etc.   

If not, waiting could be beneficial considering current rates, historical trends with fed action in recession territory, and current economic trends. 

What can I do in real estate with local market here it is village with no any driving economic factors.
