Definitely starting out right - you're about to gain priceless knowledge on the PM, rehab, tenant, regulations, and I'm guessing finance fronts of this crazy game.

I think if you are acting as your own listing broker for your flips and do a few a year the cost would definitely make up for the fees you will have to pay versus what you would save in commissions - at least if you are in the Portland Metro area.

Residential real estate is much easier to me because I have done much more and commercial RE is definitely a “who you know” game.

hey @Shaun Morgan , I don't have too much experience in this field so DEFINITELY take my opinion with a pound of salt, but from my education in entrepreneurship and from what research on the topic I have done, when it comes to private investors it is less about what info you bring to the table on the first visit and more so how you approach the situation.

Just spouting out here, but definitely get that clarified as you do not want to cross the line where a friend is planning on paying you commission from the sale as if you were an agent if you don't have your license.

I would definitely focus on a BRRRR strategy myself so you could keep pulling out your money out of your deals.
