That's $3,000/week and he doesn't have a broker breathing down his neck and can do all the deals that he comes across.Sorry it's a long story, but it illustrates legal issues if you're a licensed agent doing deals on the side.

Your best bet is to speak with a commercial/portfolio lender who is willing to help you get creative or find someone with deep pockets who is willing to go in with you on this property.

Start with podcast epoisde one on the bigger pockets website and listen to as much as you can from the beginning, the ones from back then with Josh and Brandon, I feel and just my opinion and could be wrong were much better because a lot of the guest were actually doing deals not as much people coming on the show as a syndicator looking for investors Josh also ask a lot of how to questions and get deep into how they were doing deals and you can learn more.

Do not use liquid plumber, this will deteriorate the pipes even more.Data plate missing , the unit is very old, 30 years is old but if it works have a tech service it at leas twice a year. it will be inefficient. think about the future resale.Asbestos, as long as you don't touch it it's ok, if needed removed, then it can cost some money, ask a remediation company.Radom is all over and is natural, not a big deal, if present you need a basement sump air pump to vent outside the house. https://www.radovent.com/mitig...You have a good report, ask for a deep discount on your offer, it is hard to find a perfect property at a discount this is why they are selling, they do not want to deal with it.Good luck, hope this helps
