I sold the industrial building in 2018 and used that equity to buy a 176 unit storage facility.

We also allow one "oops" per tenancy when we waive the late fee and would do so again if there were extenuating circumstances beyond the tenant's control.Most common reasons for tenant moves (from what we see):  job relocation, marriage, need a bigger place, buying own home, can no longer afford the place, moving to an assisted living facility, death.

@Jack B.There is opportunity in solid areas in Chicago proper but also opportunity in the surround suburbs of Cook and DuPage County.

We started in residential real estate and still own over 50 units but have ventured into self storage last year when we purchased an existing facility with 77 units in south east Nebraska to learn the business.

He is heavily into self-storage and just completed a ground-up storage facility I believe in Southern Illinois.

If you plan on trying to run a storage facility through 100% automation your facility will suffer a bit.

And replace 3rd or 4th generation steel worker with a logger or fisherman and you have the same mentality.. although Portlandia has gone Tech Intel is the largest employer with almost 20k employees and it appears they are going to double down on their fab plants.. the last 10 years they build DX 1 2 3 to the tune of 10B they are going to build even bigger facilities in the next 10 years.. so there is a need for about 30k homes to be built.
