I was hoping to learn more about how to conduct market research so I could make a better decision on when and where I want to start looking for deals.

•Make sure you're offering a deal that won't burn the other investor...There are ALOT of little things, but educate yourself EXTENSIVELY, but DONT get stuck in "analysis paralysis" .don't buy into the fake guru programs/ the get rich quick schemes.

You need to get the math right, from the start.Working out the EXPENSES will require extensive knowledge, adapted for each individual building.Once you have that knowledge, just look for ones that will return MORE than those expenses!

For example we filed planning permission to do a home extension and from my understanding it's wayyyyy easier than what my friends have had to go through in Boston, USA.

This was quite the extensive project, and I was comfortable with the initial budget, and timeline of 90 to 120 days.

@Heather OlsonYou're handling the situation well with following the process for your area to evict properly.Did you do screening extensively for that tenant?

How extensive one goes in a rehab is determined by what the buyers are looking for in that specific area (very important).

A normal 2 x 4 wall takes R13, which means you want to add another 5 to get to R19, you can achieve that by adding 1" foam on the outside ( R 5.6). you should break down your costs and find out what is best for you: add 2" framing and 2" extension jambs to windows( material and labor) + R19 -- leave existing 2x4 and spray foam-- install 1" foam on exterior,R13 interior, extend jambs and trim on exterior ( if vinyl siding that can easily be covered with aluminum).
