PMCs are a big target for lawsuits, even from their owner clients!

I am a STR VA/Co-host looking for another client, preferrably Gulf Coast location. 

I just had clients lose a home in the Denver suburbs a competitive situation reminiscent of 2021/2022. 

Purchase price: $250,000 Cash invested: $40,000 Took a three bedroom ranch home and converted into two separate apartments with two tenants.

I’ve recently been thinking about renting out my current primary home (built & moved in 2019: value $550K: have a mortgage loan of 2.65%) and buying a new primary home (built in 2020: value $700K: thinking 20% down +80% loan to purchase) in the same area.

Question for Real Estate Agents:  At what point/after how much interaction with a prospective client, do you assume you have an unspoken agreement to work together? 

Also I am considering purchasing a yearly plan and request for a prorated refund once I flip the house.
