Who knows if they’re paying, if they painted the entire inside black, or it has 2” of rabbit poop across all the floors.

When I inspected the apartment it is in a very bad shape - carpets completely destroyed, several big holes on the wall, bathtub is all black, they unplugged the fridge and put food in there, so the whole fridge is molded. 

They don't need to be super expensive, but a yellowed fridge and a white oven looks far worse than white fridge and white oven, or black and black. 

I would proceed with extreme caution before sending in that money, as I agree with what@Eric Black said above.  

It is not a black and white decision as it takes some experience along with some common sense and good judgment - at least that is what I have found and I have been doing this for some time now.As far as a disclaimer I don't use one or see the need for one and I do not currently charge an application fee but have considered it.....Good luck!!

If you click on "More Options" right underneath the black button called "Search Listing" - it will give you the option to restrict the search by sq footage, #beds/baths, year built etc. 

Another post implied that you might be "black listed" if you routinely made extremely low offers to banks.I'm going to look at a few REO's tomorrow (several on the market for well over 100 days).
