Hiring a savvy real estate agent/broker will save you money.  

Most brokers in NJ are not friendly to realtors wholesaling properties, as it's considered a net listing, which is against the law here in NJ.

Bad underwriting is the primary failure point for most IRR comparisons, and it makes it tough to make apples-to-apples comparisons across various sponsors/brokers/investors because some underwrite very reasonably, or even conservatively, others underwrite aggressively, and yet others underwrite as if they live on another planet.Another consideration is that what is desirable to you in an investment dictates which performance indicator to focus on most. 

Cool thanks for your replies because I built a platform www.allmetrorentals.com  and its been hard to get users to list their properties and to get a MLS Agreement for a IDX seems nearly to impossible because I don't know any brokers personally

Networking with brokers, lenders, etc is key.

So, I have lots to learn here from all of you :) I am just starting out looking into the process of obtaining a realtor's license (affiliate broker) here in Tennessee.
