I've had ceiling fans in all my rentals - I've never got a call or had problems with them - except for own - which had a switch go bad and was easily fixed for a few dollars and about 10 minutes -  In fact  - I actually did receive a call about a fan once - a tenant of mine wanted permission to install his own fancy fan that he received from his sister - he said he would leave it in the apartment when he left  - It was a really nice fan - so I went ahead and installed it for him and when he left, true to his word - he did not ask about the fan or indicate that he wanted to take it with him.

If you're not licensed, you can likely still cut some of the expenses by working an agreement with your realtor to receive full commission on the purchase of the property and a reduced fee on the flip (since your agent would get 2 commissions on one property, it's not unreasonable to ask them to take a small reduction on the back end of each one.

In fact, I'd argue if it wasn't for certain hard to fill jobs receiving outsize increases in wages that overall wage growth would be negligible if not going down.

Received an email form my property manager explaining that my tenants dryer stopped working and that they called a maintenance company to look at the dryer ventilation and discovered it to be clogged.
