They can charge 10% for any repairs and then charge another 1/2 month's rent to re-lease the place.There are people who really don't want to be property managers and so therefore do the bare minimum at their job.There are property managers who take money from the tenants and don't remit to the owners.

I would add that land is highly regional.. some of the things you mention should be self evident in a physical inspection.. and depending on where the land is it may or may not have any true underlying value.IE.. take a bare lot in an area were homes sell for far less than it cost to rebuild them.. in those areas lots are basically worth zero..

Quite often they report many "dumps" and thus was wondering if in the landlording business (especially small timers like myself or perhaps even larger mgmt groups) many focus on the bare minimum for a rental offering?
