The trick is, and I constantly have to remind my students, that if you take out a 5 year Option you have to know where the seller will be in 5 years or anytime before then to get their signature on the Warranty Deed and to authorize payoffs.

Some states, like CA, you have to pay a huge fee to CA whether or not the LLC is a CA LLC, so then you may as well not also pay NJ fees, but I'm pretty sure Michigan doesn't have any such fee other than you have to get a certificate of authority to do business there, which is easy enough.

I am new to investing and don't have any experience in any investing.iam currently renting in jersey city in the area bordering union city.i would like to get started investing in a rental property to begin with as an owner occupied with fairly decent elementary school for my little one.while jersey city does offer all of that the prices have gone up really high recently.please advice what would be a good place to start with a multi family with a budget of 600k with a decent commute to work NYC port authority or 33rd st path station.greatly appreciate any feedback from experienced members here
