But the attraction to sure deposit is you (hopefully) get the money from the bond and can quickly restore the unit to pre-damages condition and get it rented and not have to worry about pursing collection, going to court, but if what I’ve read and have been told about sure deposit is true, if Assurant (I believe) can’t pay the bond, what good is having it?

IMO, if you are performing well and the others are passive and happy in that role, lining out what those options are, financial impacts to still ensure an attractive return for them should go a long way to avoid friction later and may be a catalyst to get you thinking bigger w/syndication down the road when you want to bring in more investors and capital.

Nice claw foot tub, but not appropriate for a shower, you will have all kinds of problems with that, replace it with todays tub. siding - power wash and paint. kitchen, paint cabinets, replace counter top, sink looks fine. cistern, get rid of, you do not need the liability and if it still gets water , think of the mosquito it will attract if the water just sits there.
