You could have ordered the appraisal earlier in the process....most people don’t want to spend the $500 until they know they are approved, but it usually leads to “we are just waiting on the appraisal”.

If you come in as a buyer with no agent and offer on a property that has a listing agent, the agent will probably try to get a higher fee by offering to represent/assist you in some fashion.
