You could have ordered the appraisal earlier in the process....most people don’t want to spend the $500 until they know they are approved, but it usually leads to “we are just waiting on the appraisal”.

For wholesalers buyers are far easier to find than sellers, so that is how they spend most of their time.

If you come in as a buyer with no agent and offer on a property that has a listing agent, the agent will probably try to get a higher fee by offering to represent/assist you in some fashion.

Then you try to kick them out and by the time you do they trash the place and you have to spend more money you dont have .
