Yearly revenue is ~$22k and her expenses are around $6k net (not including cleaning, etc which are all passed-through to renters directly on Air BnB, etc).Does this only come down to management?

We setup all of ours on forced air or use mini-splits, and we also sub-meter the water so that the tenant truly pays 100% of all utilities except for common area interior (hallway) and exterior lighting, as well as any utilities ran for coin-op laundry.

Another concern, if you have an open sump liner(bucket) or one with gaping holes which allows you to see the water inside keep in mind that this accumulation of water is emitting vapor into the surrounding air.

I would suggest in addition to some of the other advice here, watching some of the call scripts on you tube - not only do they have some great verbiage - but you can also see the tone and style that they use when calling people - you can even watch wholesalers do live calls and see how they handle rejections and how they lead up to the negotiations.

Namely knob and tube wiring, which is common in the area.Also, the state of Indiana requires an electrical upgrade from 100amp breakers to 200amp if the property has been vacant and the electricity shut off for an extended period of time.Not a whole hell of a lot going on in New Castle these days.
