We've been consistent with our out-of-state absentee owner and probate mailings, but our phones don't ring like they did back when we were active with the bandit signs.We've tried the following to supplement our mailing campaigns:- Calling landlords from the local newspaper- Calling FSBO's from Zillow- Paying a VA to send "are you interested in selling" messages to landlords posting their properties on "house-for-rent" websites- "Driving for dollars"...and a few other things that I can't think of at the moment.I don't know if it's the seller's market we're still in in this area or what, but we're having a challenge right now getting leads coming in.

Seeing as how this is my first go with direct mail, do you think I should take one category at a time and do 1/5th of the mailers to start with to make sure that a direct mail campaign will be successful.What am I missing?

The phone number is tracked as is the url so the effectiveness of the campaign is truly gaugeable (Google voice and google analytics).If your not comfortable with ugly marketing I would highly recommend coming up with ways to stand out from the normal crowd...
