@J Scott   not sure whats happening in the last 2 years. but when I went into the market 3 years ago I think it was one of the top places to invest at the down spike along with vegas and PHXWe did quite well.. some of the props we bought were never lived in and we bought them for 30 bucks a foot..

hello Nilesh Makhijamy name is levon williams and i live in the vegas area, i know how you feel about what you think is fear of the unknown. you have to believe that everything we do started as the unknown and yet somehow we made it to now.what i do is look at my kids and grandkids how wonderful and fast they grow and how  they never stop trying and asking questions.  

New home sales are slipping in cities like Phoenix, Las Vegas and Atlanta as FHA cut loan maximums and those who got a FHA loan last year, only half would qualify this year.

Graton was backed by Texas Station casinos..

Would it not be much better to rub shoulders with those that can buy 1 to 10 million or up properties as opposed to chasing down ghetto dogs and the down trodden in these low end mid west markets  :)  As an example I got referred a nice 1031 buyer a few years ago exiting VEGAS at just the RIGHT TIME I sold them a 5 mil apartment in Portland they paid cash...

Vegas has bounced way back same with PHX.. but your not seeing it all across the board.

I get that but to me there are other things you can take calculated risks on.. this property is now right across the street from the Graton casino hotel built next door up zoned etc..

I had a blast walking into Cincy over the Roebling and hitting the casino and then across into Newport and over the Licking back to Covington.
