It is located on Spokane's lower South Hill, around 12th and Cedar and is projected to bring in rents of $2400.  

I live in a 710 sq ft house in Ruby Hill and Zillow estimates $280k - I'm thinking $265k realistically - and honestly, I wouldn't pay that for this house.However, I know of a duplex with a separate apartment on the same lot (3 units total on one lot) that are currently occupied in a town about an hour east of Denver that is selling for $160k....and there is a high demand for rentals in the area. 

I am looking in the vicinity of Terrace Road and Forest Hills Blvd.

Seems like there’s mixed opinions on here ranging from “run for the hills” to “put a bandaid on it and it’ll be fine”.

The house is on a hill with a crawl space, but this wall sits opposite the garage at the top of the hill.

Of course, if the cracks are due to settlement, then the next step is going to be addressing what's causing the settlement, whatever that may be - soft soils under part of the foundation, slope starting to slide down the hill away from the home (think of it kind of like a 'very slow landslide' as the side of the hill is slowly moving downward), etc.I don't know your area, but here, hourly rates are around $100-$200. 

Yes, a simple push would have sent him over that hill.
