Personally, I have no issues making the full monthly payments from the start, so it seems unnecessary to pay the buydown payment just to have lower payments in the first two years.Additionally, my lender said that if I refinance before the 2-year period is over, the remaining buydown payment would be applied to the principal.

When you say HVAC, do you mean just the furnace or is there central air for the units?

I would be very interested in just getting to meet some investors that are quite a bit more seasoned than me and have experience and advice for what is to come and what they have gone through.

@Stephen FrazierI'm not 100% sure what you're asking, but I would strongly recommend against buying something with 100% financing where part of that financing is a HELOCYou will probably just lose moneyIf the home is owned free and clear, maybe the kids would do seller financing? 

In a few posts, it seems as if some brokers will not just work with banks, but have developed relationships with private money lenders and will help investors find them.

That is just about the only areas I would look at, and even then you need to be picky.

The title company may just want to see operating agreements of the owning entity and the holding entity?
