Trucking is going through a major contraction right now and if self-driving trucks ever become a thing you are out of business. you still have to park self driving trucks my friend ... and only some portions of trucking are going through a "contraction".

It sounds like you want to self-manage, but if you have to drive 12 hours, let's say, they you are already in the lane of long-distance real estate investing (because it's not local to you).

When we were small and essentially self managing our own properties I used to do something different for each person depending on their attitude, the situation, etc.Since we have grown and have employees we had to make standard operating procedure and have to stick to it.

I could always chop it into narrow, long lots but from local comps that wouldn't increase value much.
