I’d think you need a lawyer for the real answer but I can give advice on how to prevent this in the future.Did you have a lawyer create a custom lease for you or did you find one online?

I'd offer to pay them $X to cover a hotel stay for 3 nights and give them a gift card for $100 (find out what they like or get one that can be used anywhere).

But I'd think the contractor should put in less cash upfront or get a higher percentage of the equity/profit since he would be doing a lot more work and have more responsibility than the investor. 

I am an agent and investor in the area and I'd be happy to connect and chat more about strategies and the local market. 

I'm not sure I'd trust any management company that would only charge that much.

If you ever find yourself under contract on another property with an FPE panel, I'd recommend having the seller replace it prior to closing as it's a well known and documented safety issue; textbook inspection objection item.  

I'd be happy to talk to you about STRs in general or in my specific market (Emerald and Forgotten Coast, FL). 

First, I'd ask them why they don't want to close.
