Typically before the land is purchased, I advise buyers to perform all of the due diligence starting with the zoning and development code to know what is even possible within the confines of the existing zoning with the city/county.

I more so looking for a class A to B area that can produce a little cash flow but more of a equity play.

You may need to make sure the debt is still being paid if you are able because your partner may just take all the cash and disappear.

If you are self motivated, find someone to Joint Venture with.

I know I can make some cash flow out of the property and I know how long it will take to be able to refinance it.
