My property had a water damage because of the air conditioner pipe of the above unit.The water leaked from the ceiling, carpet all wet, so I called the construction company and the dried the wall, floor and need to get replaced the carpet.I claimed to the insurance company so they will handle it, but it looks like the insurance company don't claim to the owner of the above unit and I need to pay the deductible.What the insurance company says is the water damage is an accident, it is not the owner's fault.

It's unfortunate, but if the tenant doesn't have any skin in the game on utilities, it's easy for them to ignore things like running toilets and leaving lights and heat on.

I think 50k$ is low depending on the grade of the lean. if its bad then you're talking flooring issues such as tile cracking and what not and like @Eliott Elias said doing dry-wall work too.I don't want to sound like a debbie downer, but if unless you have deep pockets or you know how to do the work yourself I might look elsewhere.
