I post this to help motivate newer investors and make them aware that buying properties super cheap and doubling their money very quickly is possible and likely (not for self promotion in any way).Locate a market, send out direct mail offers, choose the best ones that come back, contact buyers in the market to sell the properties before you execute the purchase.

If you are flipping it then it is more attractive to the end buyer for that reason.If that isn't an option and you need to redo the whole thing I would say $12-15K on the cheap side if you have a really small lot, are near water or there is ledge it can easily get over $30K.
