Due to the no cash and 2 year term, I could offer seller a higher price than I otherwise could have, then I was able to reduce my basis via Airbnb'ing the property for 18 months, and then sold for $25,000 more than I bought for due to better than expected market appreciation.

The unit has been approved for the Section 8 program via an application and inspection verifying it meets health and safety standard.

You want to see full leases and verified payments via their collection app or bank account to verify the cash flow of the property.

It's a math game, using the properties to secure more properties unlocks expanded equitable gains but also creates more security of performance via volume scaling for items such as maintenance and vacancy rate because now if/when there is any of those costs is averaged out among 50+ properties vs 5, making for a much MUCH smaller % hit, there in best retaining cash-flow security. 

IMO the ONLY way you will find a deal is via direct marketing.

Though I have gone through the buying process a few times now and am familiar with those steps, it was done via the standard realtor + MLS route.
