The tenant with the thermostat must be told - in writing - that the temperature should stay within a certain range to ensure the second tenant gets the appropriate amount of heat.You can also look into installing a "smart thermostat" like Ecobee and setting limits to the hit so tenants can't put it above/below certain threshholds.

@Peter Koch, I agree that a PM may not want to actually link the accounts with two way traffic, but there are APIs (I don't know if Appfolio and Quickbooks have the appropriate ones) that allow for data from one software to be pushed into another, without the second being able to access or write to the first.

Starting a rehab, I’ve had five plumbers out, 3 came back with bids two of them are just under $11k (moving a toilet and shower drain on slab foundation and other misc.) the third is at $5k, of whom I had to write the contract up, confirmed the scope to match others, have found good reviews on a contractor site.

If when they leave it smells like smoke it is not up to me to determine but the professional company I have remediate and paint and in their bid I am going to have them write this was necessary due to smoking.

I'm looking to use this site after I remodel sometime this year I used FF for a bit with my Baltimore airbnb but ended up having more success with airbnb for guests staying 1 month or less and then even better success using the nurses Facebook group and just writing short term leases for stays up to 3 months.
