What i'm wondering is if it makes sense to try to negotiate the cost of DEMO against the value of the property - my plan is to sink a few thousand bucks and a few weeks of work into the house and live in it while working on the site plan and building out the second house for my parents.

After using Wells Fargo for my last two properties that I’ve successfully sold for a profit, using conventional loans, it is taken me almost a week to get from the same person I’ve been talking to for the last two houses to tell me that yes, in the security vehicle a.k.a. the mortgage there is indeed one line that says that I intend to occupy the house for one year.

Another thought occurred to me though: What if we bought a vacation rental type home and rented it out on the weekends and only lived there during the week for the year (actually only 9 months) that she'll be employed out there, then turn it into a full time vacation rental when we're done (I don't think there's as strong of a long term rental market in the area).
