It's worth talking to the guy, he maybe unaware/desensitized to the problem.

I know the cash-on-cash return I need to make a property worth it and have become familiar with the local area over the past year. 

Aside from terms, which I intend to negotiate, I am wonder other things I should consider doing to make sure this investment is worth my while.

My wife and I have two properties, a 2008 3/2 and 1986 3/2.5, both in Ft Worth, TX.

Because of the prices in my area, it seems harder to find properties that meet my basic criteria for cash flow in my area.I'd like to find a resource that enables me to compare rental property markets in one view. 

We were talking yesterday about the potential for a lot of headaches with the lower income tenants and whether that would be worth it.

@David Traeger Depending on your view of the market, for Silicon Valley capital appreciation and the extremely strong rental market (quality of tenants, v low vacancy, consistent job and income growth...etc)

Free is worth what you pay for it...absolutely nothing.
